Production Manager
The Production Manager position reports directly to the president and is responsible for the entire construction production of the company. He/she coordinates all the activities related to the actual remodeling and renovation of jobs sold, taking a job from its inception to final completion. The Production Manager coordinates all the labor, materials and subcontractors of the company, as well as, maintaining client satisfaction through each job.
Specific duties:
- Once a construction job has been sold and the design has been completed, the production manager will receive the Production Acceptance Package containing the plans, specifications, plot plan, permit, job photographs and rendering. The production manager will review the plans and specifications for accuracy and completeness. The production manager, at his/her discretion may return the Production Acceptance Plan (either in its entirety or elements of the package) to the architectural designer for additional information or for corrections. The production manager will then field check the job, check all costs and determine whether the job can be performed to a satisfactory conclusion at the specified profit.
The production manager may be asked for input on technical or scheduling issues prior to a construction job being sold.
The production manager will order materials, negotiate final pricing with subcontractors and secure written proposals that have not been finalized by the design department.
Prior to the start of work, the production manager will meet with the client, salesperson, designer and lead carpenter in a pre-construction conference where all details and potential problems will be ironed out and all decisions made will be finalized by the client. The production manager may meet independently with the designer and or salesperson to clarify details on a job prior to the pre-construction conference as part of the Production Acceptance Package approval process.
The production manager is responsible for maintaining communication with the client throughout the job from personal contact checking the job, by phone, or through written messages to the client.
The production manager is responsible for coordinating the billing process and collecting progress payments. When problems arise in interpretation of a contract, the production manager may be asked to assist in providing solutions.
The production manager is responsible for preparing, securing approval of and executing routine and substantial change orders that do not involve a designer.
The production manager maintains an adequate work force of carpenters and laborers to meet the need of the company. This responsibility includes hiring and training of the labor force, and the authority to fire as well. The production manager will be responsible for the scheduling of the work force. Meetings will be held with the lead carpenters every other month to keep them informed and to discuss any problems.
The production manager provides technical assistance to the lead carpenters in resolving building issues. The production manage will work with the designers to resolve technical issues that cannot be resolved by the lead carpenter.
The production manager is responsible for approving all costs related to jobs. The production manager will review and approve all material invoices. The production manager will indicate the job and account for each invoice. The production manager will approve all requests for payment to subcontractors.
The production manager is responsible for all company tools and equipment, including their purchase and maintenance.
The production manager will review the monthly budget reports on the progress of each job. The production manager will be asked for the input on the estimate to complete the jobs in progress.
Although the objective of each job is to work toward a no-punch list completion, prior to the completion of the job, the production manager meets with the lead carpenter to prepare a completion punch list if needed. The punch list must be signed by the client. When needed, sales or the president, will get involved to secure the client approval.
The production manager encourages and supports independent action by the lead carpenters to reinforce the lead carpenter concept and that the lead carpenter is the boss of the project.
