Custom Home Construction Process

Building a custom home occurs in well-defined milestones. Each step must be completed before then next can occur:

Pre-construction

Before construction begins, you will meet with Palatella Saros principals. During that meeting, we will discuss the specifications of your dream home. Together, we will verify the design of the house, where it will be located on your lot, and review the blueprints. We will explain what you can expect during the construction process. Once a contract is signed, and the applicable permits secured, construction begins.

Foundation

Palatella Saros will carefully examine soil conditions, the water table, engineer guidelines and county regulations in order to ensure that the foundation is correctly poured.

Framing

It is critical that the frame be of the highest quality to support the next phases of construction. We inspect our frames numerous times during the process as well as calling upon the expertise of third party inspectors. While framing is most often made of wood, other materials such as steel or cement block can be used, based on the specifications of your home.

The sequence of construction follows a logical progression: First floor walls, followed by second floor construction (if applicable), followed by roof trusses. The roof is the final element of the framing phase.

Electrical, plumbing, telephone, cable, exterior

Once the framing is completed, the mechical systems of the home are installed, including heating and air conditioning systems, plumbing and electrical systems, gas connections, telephone and cable access lines. As this work is underway, trim and siding on the exterior is also occuring. Once a third party inspector gives his approval, this phase is completed.

Drywall and insulation

Once the working elements are in place, drywall and insulation are installed. Insulation is vital to protecting the home and its occupants from heat, cold, and noise. Insulation is critical to energy efficiency. A poorly insulated house leaks heat and lets in cold air. Tax credits are available for properly insulated homes. The drywall conceals the working elements, including the insulation.

Interior trim, cabinets, appliances

Once the drywall is installed, your home begins to resemble what you've been dreaming of. You will now be able to "see" the layout of the kitchen and bath, instead of relying on your imagination or on the ability to read a blueprint—not a skill set most folks have. Trim is installed and a first coat of paint applied. Cabinets, countertops and bathroom hardware are installed and tile or vinyl flooring is laid. Outside, final grading occurs, gutters are installed and a mailbox proclaims your new address.

Final touches, inspection

Appliances and finish grade hardware (door knobs etc) are installed. Wood and/or carpeting is left to last in order to protect the floors from nails, dust and work boots. A final third party inpection occurs at this point.

Homeowner walk-through, orientation

Finally, it's time to see the delight on our clients' faces when they first walk through their finished home. During this visit, we give a complete tour of the home, demonstrating the various features and mechanical systems.
